Planning permission

Do I need planning permission?

In line with changes to the Local Government structure in Northamptonshire, with effect from 1st April 2021, the Borough Council of Wellingborough will cease to exist and its functions will be carried out by North Northamptonshire Council.  Any planning decisions made after 31st March 2021 will be made by North Northamptonshire Council.

Before you submit a planning application, it is always best to refer to the planning portal where you can find guidance, and in some cases, case studies, for householder, business and general applications.

The planning portal also has a visual guide for householders: houses and terraces, shows what types of household development may need planning permission.

The Planning Portal has a helpline which can guide people through making an online application:

See the link below.

Pre-application advice is available for a small fee.

Do I need Planning Permission?

You may need planning permission from us if you are going to undertake works or development to your property or site. The Planning Portal provides interactive guidance on when planning permission is required.

Not all works will require planning permission. Some development can be completed under rights given to you by the Government – this is called Permitted Development. For more information on this, please visit the Planning Portal or Government Legislation.

You will need to check if there are any planning constraints on your property. Please see the map at the bottom of this page. Common constraints could include whether you are in a Conservation area or if there are protected trees.

The Borough of Wellingborough Council planning enquiries service is unable to advise whether works would be considered permitted development. For this information, and legally binding information, you will need to submit a certificate of lawful development. For all applications, including the certificate of lawful use, you can apply online through the Planning Portal applications page.

If you have determined that you require planning permission we would advise that you use our pre-application service to get the opinion and guidance of a planning officer on the likely outcome of your proposals. Full details of what you need to submit with an application are available on our application forms and checklist page.

Should you not require planning permission, you may still need advice from Building Control.

Which planning authority?

Please see our interactive map or download the list of towns and villages within the Borough of Wellingborough to ensure that your application is within the Wellingborough area.
