Choice Based LettingsINTRODUCING "KEYWAYS" - CHOICE BASED LETTINGS

What is choice based lettings?
A choice based lettings scheme is the Governments preferred way for local authorities to advertise all social housing to applicants on the housing register. You will be able to see a full range of available properties each week and be able to apply for the tenancy by registering a 'bid' (expressing an interest) for any home which is suitable for you (example: a single person could not bid for a 3 bedroom house).

When can I start bidding?

Before we start the scheme, all applicants on the housing list will be sent a new application form to complete.  When we receive the completed form we will place you in a band according to your personal details and current housing situation.  You will be able to start bidding for properties when we have advised you of the band you have been placed in.

What band will I be in?
There will be four bands, A. B. C and D.  People who need to move in an emergency will be placed in the highest band (band A) while applicants who are adequately housed are placed in the lowest band (band D).

What will happen to my waiting time?
If you are placed in band D, your waiting time will remain exactly the same.  If you are placed in band A, B or C, your waiting time will start from the date in which you were awarded priority on your current application.

How do I bid for a property?
When we tell you which band you have been placed in we will also give you a user ID and PIN number.  You will need these to place a bid.

Available properties will be advertised each week.


You will be allowed to place a bid on a maximum of 2 properties each week that are suitable for you and your family's needs.

The successful bidder will be the household in the highest band that has been in that band the longest.  Once the successful bidder's details have been verified they will be contacted by telephone and/or home visit.  Therefore, it is very important that we always have an up to date address and telephone number for you.  They will then be invited to view the property.

If you choose not to accept the property, it will be offered to the next eligible bidder in that cycle. Refusing a property will not affect your chances of bidding for, or being offered another property.

How long will I have to wait for an offer?
Each week we will publish the details of successful bids once the tenancy has commenced.


The details will be as follows:
1. Property Address  2. Type of Property  3. Band of the successful bidder
4. Date they were placed in band 5. Total number of bids received


From this information you will be able to work out when you are likely to be offered a property.
